Maintenance: Design for the Day Something Breaks

Everything eventually fails.

Air conditioners, water heaters, pumps, motors, valves, appliances, roof membranes, automation equipment.

The question is whether repair is easy or ridiculous.

Ask of every mechanical component: can a technician reach it? Can it be removed? Can the replacement fit through the doorway?

Think about high ceilings too. The beautiful chandelier twenty-five feet above the floor eventually needs service.

How will someone reach it?

Large exterior windows need cleaning. Pool equipment needs replacement. Trees need trimming. Roof drains need clearing.

Maintenance access is part of architecture.

You are not designing only for opening day.

You are designing for year fifteen.
